Landlord Safety Checks must be carried out for the certainty of your family and home’s safety. Please note, your landlord or agent is legally required to carry out safety checks, every twelve months before proceeding with any tenancies. If a landlord fails to organise safety checks on their property, legal action will be made against them. We cannot stress that the safety of you and your home comes first, hence why we are obliged to notify you of this legal requirement.
Landlord Safety Checks include gas inspection, gas boiler servicing and a gas certificate (formally known as a Corgi Safety Check CP12). If your property has more than one gas appliance, it is the responsibility of your Landlord to have them all checked- each appliance recorded on the gas safety certificate. Your Landlord will need to organise for a gas engineer to perform safety checks. This has to be followed with a thoroughly, filled out, gas safety certificate. Your landlord will then need to keep a copy and provide you as the tenant, a copy within 28 days of the checks being done. Your landlord has to arrange these checks every 12 months as the gas safety certificate lasts up to 12 months. If your landlord fails to have the safety checks done, they will automatically face prosecution. Fatal hazards can occur if safety checks are not organised by your landlord and carried out. Examples are as follows; gas leaks/carbon monoxide poisoning can cause severe illness and can instantly kill. Its colourless, tasteless and odourless nature is near impossible for you or your landlord to detect. Also, your landlord will be charged with manslaughter murder.
